What is happening with the property market here?
Leasing currently remains strong due to the population increase, but tenants are reluctant to commit long term, primarily because of the softening of rates, but also because they have more choices due to the increase of supply. As a result, landlords have been forced to be more creative and flexible with regards to rent payment schedules and even offering discounts if annual rents are paid in advance. However, sales of properties have decreased due in part to lack of financing, but also due to the wait and see attitude of the buyers.
What are the key developments in Doha?
The key areas are; Al Waab, Al Saad, West Bay, West Bay Lagoon, Suhaim Bin Hamid Street, Al Azizizya, Ain Khaled, and Duhail, primarily due to the surrounding shopping complexes, the proximity to the international schools, and the properties available are quite luxurious.
Does it seem strange to open a new office during a credit crunch?
Qatar is seeing the effects of the credit crunch in the sense that the increased supply of rental properties on the market has allowed for buyers to shop around and demand more from the landlords.Expats are also receiving less from their employers regarding their housing allowance; therefore, making more effort in finding a better deal. With that said, this is a great opportunity to step in and demonstrate our knowledge of the real estate environment to our clients. In a credit crunch clients need our consultation even more than when the economy is booming. We are able to negotiate contracts timely and in the best interest of our clients.
How easy is it for expats to get a mortgage in Qatar?
If expats can fulfil the mortgage requirements, it is quite easy. However not everyone is able to put 25-30 per cent of the down payment. Most banks require a salary assignment letter, valid residence permit and insurance.
Are there any restrictions on where expats can buy or rent?
Yes there are restrictions; expats can only buy in these following areas: The Pearl, West Bay Lagoon and Al Khor Resort Project (freehold). Leasehold in Qatar is for 99 years, and is renewable.
What legalities should buyers be aware of in the Qatar property market?
The legalities are pretty straightforward in Qatar, with buyers able to purchase either 99 year leasehold or a freehold. It is very important that the basic contractual terms be negotiated and agreed between the parties in writing and are not left to be implied by reference. We are hoping that Doha will adopt a Real Estate Board similar to what Dubai has recently done to provide more protection for the buyers.
By how much can a landlord legally increase your rent?
That depends on your lease. Leases entered into, on or after January 1, 2005 may not have rental value increase until February 15, 2010. Unless your contract states otherwise. Leases entered into before the January 1, 2005 may only have the rental increase according to the following rent per month annual per cent increase: rent less than QR2,000 20 per cent, rent between QR2,000-5,000 15 per cent, rent between QR5,001-10,000 10 per cent, and rent more than QR10,000 five per cent.
